At about $2-$4 per square foot, asphalt roofs, which are the most common type in the United States, are inexpensive. However, at best, they have a lifespan of 15–30 years, and that’s with proper maintenance and a minimum of bad weather events.

To get the best return on your investment, it pays to spend more on a roof that will last longer. You’ll spend less on repairs in the long run and improve the value of your home. Here’s what to consider for a durable roof upgrade.

Luxury asphalt shingles

The first roofing material to consider is luxury asphalt shingles. Luxury or premium asphalt shingles are designed to mimic slate tiles. They cost around $8 per square foot, so you will spend about twice as much as you would for common architectural asphalt shingles. However, a luxury asphalt roof can last as long as 50 years. Luxury asphalt shingles are easy to repair and replace, provide better insulation, and from the curb, they look just like slate tiles.

Composite shingles

Relatively new on the market, composite shingles are growing in popularity. They’re made of engineered polymer or recycled materials and have the highest impact rating (class 4) of any roofing material. But perhaps what homeowners like the most is how similar they look to slate or cedar shake roofs, with a lower cost and the same 40-to-50-year lifespan. Expect to pay $4–$8 per square foot for composite shingles.

Cedar shake shingles

A cedar shake roof is a superior roofing system made of natural wooden materials like cedar. Known for their pleasing aesthetics, they come at a much higher price than luxury asphalt — $25–$35 per square foot. But you can expect your cedar shake roof to last half a century.

Cedar shakes are very durable and withstand strong storm damage, including hail. However, it’s important to note that the color of the shingles fades with time. Also, they may crack and curl in high humidity, and because they’re made of natural material, they come with no warranty.

Slate tiles

Slate tiles are the most durable roofing material currently available. Natural slate tile roofs are some of the most expensive in the industry. Expect to pay $15–$30 per square foot. However, the high cost is offset by an incredibly high life expectancy of as many as 120 years! Homeowners love the classic English countryside look a slate roof gives their house.

Standing-seam metal roof

A standing-seam metal roof comprises panels that expand and contract with ease during thermal expansion. The durability of a metal roof is increased greatly by the finish used on the metal panels. The finish keeps the color from fading and protects the metal from harsh sunlight and rough weather.

Expect to pay $15 per square foot or more for this type of roof, depending on your roof’s complexity. Under the right conditions, your metal roof can last up to 50 years.
